Exterior and drone photography for a private property sale
A property does not always need a complete set of interior photographs to benefit from professional photography.
For this bungalow in Hitchin, Hertfordshire, the private owner needed exterior and aerial images to support an auction listing. The property still contained a considerable amount of personal belongings and clutter that the owner had not yet sorted through.
Rather than photographing rooms that were not ready for marketing, we agreed to concentrate entirely on the bungalow's exterior, garden, plot, and wider residential setting.
The result was a focused set of professional property photographs that provided useful visual information without presenting the interior poorly or pretending that the property was something it was not.
The property photography brief
The client was selling the bungalow through a property auction rather than preparing it for a conventional estate agency listing.
He did not want the interior photographed because it contained too many belongings and had not been decluttered or prepared for photography. This was a sensible decision.
Interior property photography is most effective when rooms are clean, accessible and visually clear. Photographing heavily cluttered spaces can distract attention from the property itself and create an unnecessarily negative first impression.
The agreed brief therefore covered:
- Ground-level exterior photography
- The front and sides of the bungalow
- The garden and outdoor space
- Aerial property photography
- The size and shape of the plot
- The bungalow’s position within the surrounding neighbourhood
- Images suitable for the auction listing and wider property marketing
The aim was not to disguise the condition of the property. It was to concentrate the photography on the areas that could be presented accurately and usefully.

Can you market a property without interior photographs?
Yes. There are situations where exterior-only property photography may be the most appropriate option.
This can include:
- Properties requiring significant clearance
- Probate and inherited properties
- Renovation projects
- Auction properties
- Unoccupied homes awaiting work
- Buildings being marketed mainly for their land or development potential
- Properties where interior access is limited or unsafe
Interior photographs will typically help buyers understand a property more fully, so I would not recommend omitting them without a compelling reason.
However, badly presented interior photographs are not automatically better than no interior photographs. The right approach depends on the property, its condition, the intended buyer and how it is being marketed.
Private sellers can view my property photography for homeowners, including photography, floor plans, video, and bespoke property marketing options.
Photographing the exterior of the bungalow
Ground-level photography was used to provide clear views of the bungalow and its main external features.
When photographing a property's exterior, I look beyond simply standing directly outside the front door and taking a single photograph. The position of the camera affects how clearly the building’s shape, access and relationship with the garden can be understood.
For this bungalow, the exterior photography was planned to show:
- The complete frontage
- The proportions of the building
- Access to the property
- The relationship between the bungalow and garden
- Different sides of the building where visible
- The overall condition and character of the exterior
The photographs were edited to look clean and natural while remaining an honest representation of the property.
Unrealistic skies, excessive retouching or distorted wide-angle views may attract attention, but they can also create the wrong expectations. Property photography should improve presentation without misleading prospective buyers.
Using aerial photography to show the complete plot
Ground-level photography shows what a property looks like from the street and in the garden. Aerial photography provides a different type of information.
From above, prospective buyers can more easily understand:
- The bungalow’s position on its plot
- The size and shape of the garden
- The relationship between the building and boundaries
- Access around the property
- The density and character of the surrounding area
- Nearby roads, homes and green space
This was particularly useful because no interior photographs were being included. The aerial images added visual substance to the auction listing and helped explain aspects of the property that could not be understood from the frontage alone.
Drone photography should still have a purpose. Flying unusually high or producing dramatic aerial images does not necessarily help someone assess a residential property.
I selected angles that clearly showed the bungalow and plot rather than making the property appear insignificant within a large photograph of the surrounding town.
You can see more examples and information on my drone and aerial photography page.

Safe and legal drone property photography
Every potential drone flight needs to be assessed individually.
Before launching, I consider the location, surrounding buildings, people, roads, airspace restrictions, weather and the available take-off and landing area. Aerial photography is only offered when it can be completed safely and legally.
I am a CAA-qualified and insured drone operator and plan property flights around the specific location rather than assuming that every property can automatically be photographed from the air.
Where drone photography is not possible, elevated ground-level photography or carefully selected conventional angles may still help explain the property and garden.
Honest photography for an auction listing
The purpose of the shoot was not to make the bungalow appear newly renovated or hide the fact that work and clearance were still required.
Instead, the photography gave prospective buyers a clear visual overview of the parts of the property that could be shown effectively.
This distinction matters.
Professional property photography should highlight genuine selling points, improve clarity and make listings easier to understand. It should not conceal important defects or create unrealistic expectations about a property’s size, condition or location.
In this case, leaving out the cluttered rooms and concentrating on the exterior allowed the client to commission useful professional imagery without rushing through a major interior clearance first.
A tailored property photography package
Not every property needs exactly the same deliverables.
A fully prepared family home might benefit from interior and exterior photography, a floor plan, aerial photographs, an interactive tour and a short video.
An auction property requiring renovation may only need a carefully selected set of straightforward exterior images.
A countryside home might place much greater importance on aerial photographs of its land and surroundings.
The package should follow the property and marketing strategy rather than forcing every client into an identical process.
My property and interior photography portfolio includes work for homeowners, estate agents, accommodation providers and commercial property clients.

Frequently asked questions
Can you photograph only the outside of my property?
Yes. Exterior-only photography can be provided when interior photographs are not required or the property is not ready internally. The shoot can cover the building, garden, access, external features and wider setting.
Should I include photographs of cluttered rooms?
A few honest interior photographs may still be useful, particularly when buyers need to understand the layout or condition. However, severely cluttered rooms can make it difficult to see the actual property. The best approach depends on the intended market and advice from your auctioneer or estate agent.
Is drone photography useful for a bungalow?
Yes, when it provides information that ground-level photographs cannot. Aerial images can show the garden, plot boundaries, roof, access and position within the surrounding area.
Can drone photography be completed at every property?
No. The location, airspace, surrounding people, nearby buildings, roads, weather and available operating space must all be assessed. Drone photography will only be carried out where it is safe and legally permitted.
Do you photograph properties being sold at auction?
Yes. Photography can be tailored to auction properties, renovation projects, probate sales and homes that are not being marketed through a conventional estate agency process.
Do I need to clear the whole property before booking photography?
Ideally, any areas being photographed should be clean, accessible and reasonably decluttered. If the interior is not ready, it may be possible to photograph only the exterior and return later for interior photography if required.
Can the photographs be supplied to my auctioneer or estate agent?
Yes. Finished photographs can be delivered digitally for use by the client and the appointed property professional, subject to the agreed image licence.
How much does property photography cost for private sellers?
Pricing depends on the property's size and the services required, such as interior and exterior photography, floor plans, and drone imagery or video. You can view my current packages and starting prices on the property photography pricing for private sellers page.
