Property photography in Hitchin
Professional property photography needs to do more than make rooms look attractive. It should help buyers understand the layout, recognise the strongest selling points and decide whether a property is worth viewing.
For this two-bedroom apartment in Hitchin, Hertfordshire, I produced a complete visual package for an estate agency sales listing.
The one-hour appointment included:
- 25 professionally edited photographs
- Interior and exterior photography
- Aerial photography
- A measured floor plan
- An interactive floor plan linked to the photographs
- Minor decluttering and set dressing

The property photography brief
The apartment was being prepared for sale, so the priority was to create a clear and consistent set of images that could be used across the complete listing.
It was a modern two-bedroom, one-bathroom apartment with a balcony and open views across the surrounding fields.
Those views were among the strongest reasons someone might choose the property, so they needed to be visible in the photographs rather than appearing as bright white shapes through the windows.
The photography also needed to show:
- The size and layout of the main living space
- How the rooms connected
- The condition and presentation of the apartment
- The outlook from the windows and balcony
- The individual character of each room
- Enough variety for Rightmove and the agency website
The aim was not to make the apartment look artificially large or disguise anything. It was to present it accurately, clearly and at its best.
 
 
Preparing the apartment before photography
The apartment was already well presented, but most properties still need some adjustments before they are photographed.
Small distractions become far more obvious in a still image than they do when walking through a room. Items that feel normal in everyday life can pull attention away from the space or make a photograph feel unnecessarily cluttered.
Before photographing each room, I made minor changes where required, including:
- Clearing distracting items from surfaces
- Straightening bedding and soft furnishings
- Adjusting chairs and smaller pieces of furniture
- Moving items that interrupted the composition
- Checking curtains, blinds and lighting
- Simplifying areas that felt visually busy
- Adding small styling touches where they improved the photograph
This was not a full interior styling service. It was practical set dressing to make sure each room photographed cleanly and consistently.
Estate agents and sellers can make the process faster by preparing the home beforehand, but I will always make sensible adjustments during the appointment when they are needed.
Photographing bright rooms without losing the view
One of the main technical challenges was the difference between the light inside the apartment and the much brighter daylight outside.
A single exposure would normally force a compromise. Exposing for the interior could leave the windows completely overexposed, while exposing for the outdoor view could make the room look dark and uninviting.
I used exposure bracketing to photograph each important composition at several brightness levels. These exposures were then carefully blended during editing to create a natural HDR result.
This allowed me to retain:
- Detail within the room
- Natural colour in the furnishings
- Accurate neutral tones
- The view through the windows
- Balanced highlights and shadows
- A realistic sense of daylight
HDR property photography has developed a poor reputation in some areas because it can be overdone. Heavy processing can create unrealistic colours, glowing edges and rooms that look completely different from reality.
My approach is deliberately restrained. The technique should address the camera's limitations without making the editing itself obvious.
The finished photographs remained bright and inviting, while still showing the open outlook that made this particular apartment distinctive.
Choosing the right photographs for the listing
More photographs do not automatically make a property listing better.
The final selection needs enough variety to explain the property without becoming repetitive. Twenty nearly identical photographs of one room will not help a buyer understand the home.
I delivered 25 finished images covering:
- The exterior and entrance
- The main living and dining space
- The kitchen
- Both bedrooms
- The bathroom
- The hallway and connecting areas
- The balcony
- Views from the property
- Individual details where they added useful context
For the larger spaces, I photographed from more than one position so buyers could understand the room properly. Smaller rooms were covered more selectively to avoid exaggerating their size or repeating the same information.
I also considered the order in which someone would encounter the photographs online. The opening images needed to create interest, while the wider gallery needed to build a clear picture of the complete apartment.

Creating the floor plan
Good photographs show the appearance and atmosphere of a property, but they cannot always explain exactly how the rooms connect.
A floor plan gives buyers a more practical overview of:
- The complete layout
- Room dimensions
- How the spaces connect
- The position of doors and windows
- The relationship between bedrooms and living areas
- The overall flow of the property
For this assignment, I created the floor plan during the same one-hour appointment.
Combining the photography and floor plan in a single visit kept the process efficient for the estate agent and seller. There was no need to arrange separate appointments with multiple suppliers.
 
Adding an interactive property tour
Alongside the standard floor plan, I created an interactive version that showed where individual photographs were taken in the apartment.
A buyer could select areas of the floor plan and view the corresponding photographs, making it easier to understand where each room was positioned and how the apartment fitted together.
This is different from a fully immersive 360-degree virtual tour. It combines the clarity of a conventional floor plan with the visual information contained within the professional photographs.
Interactive floor plans can be particularly useful for:
- Apartments with less obvious layouts
- Larger or more complex homes
- Buyers relocating from outside the area
- Premium property listings
- Listings where photographs alone do not fully explain the space
- Buyers carrying out initial research before arranging viewings
They give estate agents another way to provide useful information without unnecessarily complicating the online listing.

Completing the shoot within one hour
The complete appointment took approximately one hour, including the property photography and floor plan.
Working efficiently does not mean rushing through the rooms.
Before photographing each space, I checked the composition, vertical lines, reflections, lighting, furnishings and anything visible through the windows. I also bracketed the required exposures and confirmed that every part of the property had been covered before leaving.
A structured workflow is particularly important for estate agents managing several instructions. Appointments need to remain predictable, and sellers should not be left waiting around while unnecessary variations are photographed.
For a property of this size, an hour provided enough time to work carefully while keeping disruption to a minimum.
Larger homes or assignments involving video and drone photography will naturally require longer.
 
Editing and 24-hour delivery
The finished photographs, floor plan and interactive tour were delivered within 24 hours.
Fast delivery matters because delays in photography can delay the entire property listing. The agent may be waiting for the visual assets before publishing the property on Rightmove, Zoopla, its own website and social media.
My editing process included:
- Reviewing and selecting the strongest compositions
- Blending the bracketed exposures
- Correcting vertical and horizontal lines
- Balancing colour and white balance
- Controlling window highlights
- Removing minor temporary distractions where appropriate
- Preparing the photographs for online property marketing
- Quality checking the complete gallery
The images were supplied ready for the estate agent to upload without needing further processing.
Did professional photography sell the apartment?
The apartment subsequently sold after being marketed using the finished photographs, floor plan and interactive tour.
It would be misleading to claim that photography alone sells a home. The asking price, local market, property condition, estate agent, buyer circumstances and demand all play major roles.
Photography controls the first experience many buyers have with the property, though.
This apartment went to market with:
- A consistent professional image gallery
- Clear views of every important space
- Photography showing its strongest feature
- A measured floor plan
- An interactive way to explore the layout
- Visual assets suitable for both Rightmove and the agency website
That gave prospective buyers the information they needed to assess the apartment properly before arranging a viewing.
The photography did not replace the work of the estate agent. It gave the agent stronger material with which to market the property.
WHY THE SPECIFIC PROPERTY SHOULD GUIDE THE PHOTOGRAPHY
Property photography should not follow exactly the same formula for every home.
For this apartment, the outlook was particularly important. The window views and balcony therefore received more attention than they might in an apartment overlooking a car park or another building.
Another property might need greater emphasis on:
- A large garden
- A recently renovated kitchen
- Period details
- An unusual layout
- A corner plot
- Nearby countryside
- Development potential
- Architectural features
The photographer needs to identify those points before starting and build the gallery around them.
